3 Heating & Cooling Maintenance Tips

Despite the incredible snowstorms we have had this winter, rest assured that Spring is on the way. We get a wave of calls from customers this time of year for Spring maintenance. So, we have put 3 heating & cooling maintenance tips together for you, and the third one is a surprise to most people. 1. Simple Yet Major Tip: Eliminate heating and cooling issues by changing your filters every 90 days! Dust is your enemy. This simple tip can save you thousands in repair bills of your heating and cooling system, and improve your energy bill and air quality. For example, a customer recently had their furnace fail completely during a cold snap! They have a cat and they hadn’t changed their filter in many months. The filter was so clogged it actually got sucked into the furnace’s motor! It was a costly repair and ultimately didn’t need to happen if they simply cleaned or changed their filter regularly. There are five main types of filters: disposable fibreglass, disposable pleated, disposable electrostatic, permanent electrostatic and high-efficiency pleated. In addition to the type of filter, the MERV (minimum efficiency reporting value) rating is also important as stated by the Family Handyman magazine. The “MERV scale goes from 1 to 16. Most residential filters range from 4 to 12. Furnace manufacturers prefer the traditional, spun fibreglass filters (MERV 2) because they filter out enough of the large particles to protect the furnace while providing maximum airflow. York Condensate Drain Pan Issue

York Condensate Drain Pan Issue Do you have a York Furnace in your home?     Although York manufactures an excellent product, we have been notified of a flaw in some of their early high efficient systems, where they used a clear condensate drain pan to assist technicians in assessing the operating condition of the unit.  Using this clear plastic has created the potential for cracks and leaks, leading to corrosive condensate to leak out of the drain pan and into the furnace. Fortunately, York has provided a fix by replacing the drain pan with a unit made from a black crack resistant polymer.  The part and labour for replacement is covered by a special arrangement with the York factory.  Diagnosis and travel time is not covered, but is normally a flat $149 plus taxes. Gas Furnace models affected include: All 33″ York High Efficiency Models Prior to 2015 including: TG9S YP9S TM9V   Examples  Leaking Condensate Drain Pan (if the pan is clear or yellowed, it needs to be replaced). Defective Drain pan               New Drain Pan:               WHAT CAN YOU DO? Get your system inspected by an authorized York dealer. We are an authorized York dealer and can provide you with some critical information to allow you to take action to determine if your unit has an issue and how to proceed. Replace your aging furnace (or boiler) with an eligible ENERGY STAR® or equivalent model that’s 95 per cent efficient or higher (94 per cent efficient or higher for boilers) and you could receive an $800 rebate. Safety Notice – Carrier Secondary Heat Exchangers

SAFETY NOTICE Serious Gas Furnace Issue Do you have a Carrier or Bryant Furnace in your home?   Recently we replaced a seriously failed Carrier furnace.  This was one of many Carrier, Bryant and Payne furnaces we have been seeing recently installed prior to 2010 with a problematic secondary heat exchanger.   Many of these units have developed serious operational issues or have failed completely. When combined with poor installation workmanship, these issues can result in an unsafe operating condition or a complete shutdown of the furnace, rendering it non-functional. This issue can be confirmed via several online sources.  Below this post is the official Carrier Service Manager Bulletin. Gas Furnace models affected include: Bryant: 340A, 340M,345M, 350A, 350M, 351D, 352A, 352M, 355A, 355B, 355C, 355M Carrier: 58MCA, 58MCB, 58MXA, 58MXB, 58MSA, 58UVB, 58MVP, 58MVB, 58MVC, 58MTA, 58MTB We are finding a large number of failed secondary heat exchangers in these particular models, which relate to a failure of a polypropylene coating. The secondary heat exchanger is designed to extract the maximum remaining heat from the fuel source, resulting in a normal condensation reaction.  The chamber becomes corroded from the inside, possibly due to a reaction from acidic condensation on the polypropylene coating. Carrier has not yet explained the cause of the failure; however, the result is a slow blockage of the system, leading to heat retention and further damage of system components. When left untreated, the furnace will no longer operate and in some situations result in melting of exhaust pipes and a serious risk of carbon monoxide leakage. In the first nine months of 2015, there have been four CO incidents, causing seven injuries, as reported to BCSA. In 2014, there were 12 CO incidents reported to BCSA. These 12 incidents caused 30 injuries. One incident was reported to have affected 15 people. According to a study published in BCSA’s recent State of Safety Report, over a period of seven years (2007-2013), BCSA  investigated 62 reported CO incidents. These incidents resulted in nine fatalities and 110 non–fatal injuries. Most of these incidents occurred during the colder months of October to April. Many incidents happened in residences and involved residential furnaces or water heaters. With BC officially in the fall season, furnaces, fireplaces and other gas appliances will soon be fired up to keep homes and workplaces warm. BCSA strongly recommends that all gas appliances – including boilers, furnaces, hot water tanks, stoves, dryers and fireplaces – be inspected and serviced at minimum annually by a licensed gas contractor to ensure their safety.  BCSA also recommends all households be equipped with CO detectors. “Have your gas appliances serviced at least once a year by a licensed gas contractor as part of your home’s regular maintenance routine,” says Brad Wyatt, BCSA Acting Gas Safety Manager.  “All households should also have Canadian... read more
